THINKING ABOUT LETTING?

If you are a experienced landlord you will know that there is a lot more to letting than just finding a tenant, if you are starting out it is crucial to get the set up right and we can help every step of the way.

STEP 1 – MARKET APPRAISAL 

We would initially meet you at the property and talk through your ideals for letting. We will discuss a marketing price, and suggest anything you can do to help achieve the best return on your property. Legislation associated with letting and the various options available creates many potential pitfalls, and we will guide you through the process so that these are avoided. 

 STEP 2 – PREPARING YOUR PROPERTY

We will advise you on legal requirements and give practical advice to help avoid future problems. Professional reports need to be prepared, including a gas safety certificate, energy performance certificate (EPC), and others – depending on your property – to cover the duty of care owed to your tenant. We can call on experts and tradespeople able to carry out specific jobs. Getting off on the right foot is vital for a successful tenancy.

STEP 3 – PREPARING PROPERTY INFORMATION

We prepare details for marketing, take photographs, and prepare floor plans and the marketing plan. With time scales agreed, the paperwork will be signed. We then ask you to approve the marketing literature and start advertising. At this stage we would normally erect a “To Let” board.

STEP 4 – FINDING THE RIGHT TENANT

In the local market, finding a tenant is not usually difficult; but finding the right one is important! All our viewings are accompanied; and the vetting process includes everything from a potential tenant booking a viewing to meeting him/her in person. If there is a choice of tenants, we give you the facts and share our thoughts so you can make an informed decision.

STEP 5 – APPLICATION PROCESS AND LEGAL PROCEDURES

Your chosen tenants then complete an application form and references are followed up; we work closely with a company who undertake this part of the process for us. Any certificates applicable to your property need to be obtained and any other requirements fulfilled. This is the time to make decisions on insurance available.

Rent excludes the Tenancy Deposit and any other charges or fees which may be payable –  further information will be provided by the Agent upon request.

 STEP 6 – TENANT MOVING IN

Once references have been verified, a moving-in date is agreed, and the inventory, tenancy agreement and legal documentation are prepared and meter readings taken. The deposit paid is held in the Tenancy Deposit Scheme; contracts are signed, a standing order for rent set up – and your tenant moves in.

 STEP 7 – MANAGEMENT

You can take responsibility for this, or we can organise it for you. If you manage the property yourself, the contact with the tenant now passes to you. Alternatively, our managing agent can deal with everything on your behalf, including regular property inspections and any maintenance or contractual issues.

STEP 8 – TENANT MOVING OUT

This is probably not on your mind at this stage, but there are more issues and legal disputes at this stage than any other, usually to do with deposits and the way the property is left. Following the correct procedures at the outset reduces the likelihood of a problem, and if we manage the property for you, this step is taken care of.

Administration Fee

An administration fee to cover tenant referencing, administration and documentation costs is added to your final invoice:

Single person - £195.00 + VAT (£234.00)

Two people - £290.00 + VAT (£348.00)

Additional applicants - £95.00 + VAT each (£114.00)

Corporate Let - £295.00 + VAT (£354.00) 

Guarantor - £95.00 + VAT (£114.00)

Administration fees apply to all named people on the tenancy agreement aged over 18 years.

If the landlord pulls out of the proposed letting the administration fee is refundable. If you withdraw from the tenancy or knowingly misrepresent any information on the application form Newcombe Residential reserves the right to make relevant deductions to off-set the expenses incurred in processing the application to the point at which you withdraw.

Deposit

A security deposit equivalent to six week’s rent is required. The deposit (less £35.00 + VAT (£42) at the applicable rate for the inventory/checkout) is returnable at the end of the tenancy providing the property is left in a clean and proper order, there are no damages and the tenancy has been conducted according to the relevant terms and conditions. A deposit equivalent to two month’s rent is required if the Landlord is willing to accept domestic pets. This is to cover cleaning and deodorising of the floor coverings and soft furnishings at the end of the tenancy.
